Chase suits buyers who want in-person help at a branch, existing Chase or J.P. Morgan customers who can get up to 1% off their rate through relationship pricing, and buyers in eligible areas who can use the $2,500 or $5,000 Chase Homebuyer Grant. It is a legitimate, federally regulated mortgage lender: loans come from JPMorgan Chase Bank, N.A. (NMLS 399798), the largest US bank. The tradeoffs are no published credit score minimums, no USDA loans, rates you must quote by ZIP code, and a HELOC that is not offered in Texas. Chase ranked first in J.D. Power's 2026 mortgage servicer study, while the CFPB logged 708 mortgage complaints about JPMorgan Chase in the last 12 months, mostly about payments.

Chase Bank, step by step
Get prequalified or preapproved
Start online, by phone or with a Home Lending Advisor in a branch; Chase quotes rates by ZIP code and loan details.
Check grants and discounts
Use Chase's Homebuyer Assistance Finder to see if the property is in a grant-eligible census tract, and ask whether your Chase or J.P. Morgan balances qualify for relationship pricing.
Apply and compare Loan Estimates
Chase must send a Loan Estimate within 3 business days of your application; compare it with at least two other lenders the same day.
Submit documents and close
Upload required documents promptly; the Closing Guarantee only applies to eligible products when you meet Chase's deadlines.
Manage the loan
Chase services its loans through the Chase MyHome dashboard, where you make payments, track escrow and request payoff quotes.
Is Chase a legit mortgage lender?
Yes. Chase home loans are made by JPMorgan Chase Bank, N.A., an FDIC member bank regulated by the OCC and the CFPB, under NMLS ID 399798. You can look up that ID on NMLS Consumer Access to confirm licensing, and your loan officer should have an individual NMLS number too.
Chase says it services more than 3.6 million mortgages with about $900 billion in balances. Being big does not prevent problems: the CFPB received 708 mortgage complaints about JPMorgan Chase in the last 12 months. Complaint counts are not adjusted for size, so compare them with other large servicers rather than reading them alone.
Chase mortgage rates and costs
Chase shows sample rates by ZIP code. On October 12, 2026 its example for a $350,000 30-year fixed conventional purchase loan in ZIP 60629 was 7.125% with a 7.351% APR, and that rate assumed 2.225 discount points. Points are prepaid interest, so a lower rate with points can cost you thousands at closing.
Chase does not publish lender fees or typical closing costs. You see them on the Loan Estimate, which lenders must send within 3 business days of your application. Two things can lower your cost: the Chase Homebuyer Grant ($2,500 or $5,000 in eligible census tracts, applied first to lower the rate) and relationship pricing, which takes 0.125% off with $150,000 to $999,999 in existing Chase or J.P. Morgan balances, 0.25% at $1 million, and up to 1% total if you bring new money.
Loan types and who qualifies
- DreaMaker: 3% down, flexible credit guidelines and income limits. Homebuyer education is required if every occupying borrower is a first-time buyer.
- Standard Agency: a conventional loan with 3% down aimed at higher credit scores; private mortgage insurance applies under 20% down.
- FHA: 3.5% down, no income limits.
- VA: as low as 0% down and no monthly mortgage insurance.
- Jumbo, refinance and cash-out refinance are also offered.
- HELOC: up to 80% of your home value minus your mortgage, a 680 minimum credit score, interest-only payments during a 3-year draw period, and a rate tied to Prime capped at 18% APR. Not available in Texas.
Chase does not publish minimum credit scores for its mortgages, and it does not list USDA loans.
What customers say about Chase Bank
Recurring themes across the review sites and complaint records listed above, not individual quotes.
Common praise
- Branch access and a dedicated Home Lending Advisor
- Rate discounts for existing Chase and J.P. Morgan customers
- Down payment grants in eligible neighborhoods
- Well rated servicing and online account tools after closing
Common complaints
- Payment processing and escrow problems, the top CFPB mortgage issue
- Delays or surprises during application and underwriting
- Closing date slips and changing terms near closing
- Hard-to-reach support for loss mitigation when borrowers struggle to pay
How the Chase Closing Guarantee works
Chase promises an on-time closing on eligible purchase loans, including investment properties, in as soon as three weeks, or it pays you $5,000 if you qualify. The guarantee depends on you submitting required documents on time and on the loan being an eligible product, so ask your Home Lending Advisor for the written terms and your target closing date before you sign a purchase contract.
Complaints and how to avoid problems
Over the last 3 years the CFPB logged 1,706 mortgage complaints about JPMorgan Chase. The largest groups were trouble during the payment process (860), applying for a mortgage or refinance (302), struggling to pay (277) and closing (181).
- Get your rate lock in writing and note its expiration date.
- Compare the Closing Disclosure with your Loan Estimate; you must get it at least 3 business days before closing.
- Check your escrow analysis each year, since tax and insurance changes drive many payment disputes.
- If you fall behind, call early and ask about loss mitigation; a HUD-approved housing counselor can help for free or at low cost.
- Send servicing disputes in writing as a notice of error, then file with the CFPB at consumerfinance.gov if Chase does not fix it.
Rules that protect you
Federal rules apply to every Chase mortgage. Under the CFPB’s TILA-RESPA rules you get a Loan Estimate within 3 business days of applying and a Closing Disclosure at least 3 business days before closing. RESPA servicing rules require a servicer to respond to written notices of error and to review complete loss mitigation applications before foreclosure. For a HELOC on your primary home, you have 3 business days after closing to cancel under the federal right of rescission.
Who should look elsewhere
Shop beyond Chase if you need a USDA loan, want to know a lender’s credit minimum before you apply, live in Texas and want a HELOC, or have no Chase relationship and would not benefit from its discounts. Online lenders may quote lower fees, and your state housing finance agency may offer more down payment help than the Chase grant. Get at least three Loan Estimates on the same day and compare APR, points and Section A lender charges.
Alternatives to Chase Bank
- Your state housing finance agency State HFAs offer down payment assistance and first-time buyer loans through approved lenders, often more than a lender grant; a HUD-approved housing counselor can help at little or no cost.

- Better Worth a quote if you want low lender fees and do not need a branch. Read review

What credit score do I need for a Chase mortgage?
Chase does not publish a minimum score for its mortgages; it says DreaMaker, FHA and VA loans have flexible credit guidelines. Its HELOC requires a score of 680 or higher.
How much is the Chase Homebuyer Grant?
It is $2,500 or $5,000 for qualified buyers of a primary residence in an eligible census tract, on DreaMaker, Standard Agency, FHA and VA loans. Older articles mention up to $7,500; Chase's current page lists $2,500 or $5,000.

Does Chase sell or service its mortgages?
Chase services many of the loans it makes through its Chase MyHome dashboard, and it says it services more than 3.6 million mortgages. Any lender can transfer servicing, and you must be notified in writing if that happens.
