American Home Shield is the largest name in home warranties: a Memphis company founded in 1971, owned by Frontdoor, Inc., which reports about 2.1 million active warranties across its brands. Plans start at $29.99 a month, and AHS publishes clearer caps than most rivals, including $5,000 for heating and air conditioning and up to $4,000 per appliance on ShieldPlatinum. The downside is the volume of unhappy customers: 14,686 BBB complaints in three years and a Trustpilot split of 49% five star and 40% one star, mostly over repair delays, claim denials and renewal price increases. Buy it only after reading the sample agreement for your state, and budget for the service fee on every visit.

American Home Shield legitimacy and licensing
Yes. American Home Shield Corporation has been in business since 1971, is based at 3400 Players Club Parkway in Memphis, and has been BBB accredited since 1997. Its parent, Frontdoor, Inc., is a public company that reported $2.09 billion in 2025 revenue, about 2.1 million active home warranties across its brands and 3.8 million service requests a year. In December 2024 Frontdoor also bought 2-10 Home Buyers Warranty for $585 million.
Legit does not mean every claim gets paid. The BBB rates AHS B and lists 14,686 complaints in three years, and Trustpilot reviews split between 49% five star and 40% one star. Size explains part of that volume, but the complaint themes repeat: slow repairs, denied claims and price increases.
American Home Shield cost
AHS says its plans start at $29.99 a month, but you only see your price after entering your address. The price depends on the plan, the size of your home, add-ons and the Service fee (trade call fee). The amount you pay each time the company sends a technician. Compare home warranty companies you choose; a lower monthly price usually comes with a higher fee per visit. The service fee is charged each time you request service and is not refunded if the repair turns out not to be covered.
Watch the caps as closely as the price. Every plan covers heating and AC up to $5,000. ShieldGold covers appliances up to $2,000 each, and ShieldPlatinum up to $4,000, plus $1,000 for roof leaks and $250 for code and permit costs. The most AHS will pay for all claims in one term is $50,000. AHS must give at least 30 days notice before a renewal price change.
How AHS coverage and claims work
The first term runs 13 months and coverage begins 30 days after you buy, so a breakdown in the first month is not covered unless the plan came with a home purchase. When something breaks, you file online or by phone and pay the service fee, and AHS sends a contractor from its network. Frontdoor says preferred contractors handled about 84% of requests in 2025.
If a covered item can’t be repaired, AHS replaces it up to the cap or may offer a cash payment instead. If a claim is denied, you can ask for a second opinion within 7 days for an additional service fee, which AHS refunds if the second opinion finds a covered breakdown. The sample agreement covers breakdowns from normal wear and tear, insufficient maintenance, rust and corrosion, and improper installation you couldn’t have known about. It excludes misuse, equipment that is the wrong size for the home, and damage the breakdown causes, such as water damage or spoiled food.
What customers say about American Home Shield
Recurring themes across the review sites and complaint records listed above, not individual quotes.
Common praise
- Easy online claims and quick contractor assignment
- Professional technicians who diagnose and fix problems promptly
- Appointments that arrive on schedule
- Coverage that paid for an expensive HVAC or appliance repair
Common complaints
- Long phone waits and poor communication
- Repairs delayed for weeks waiting on parts or rescheduled visits
- Claims denied as not covered or over the cap
- Slow appliance replacements
- Large price increases at renewal
Complaints and how to avoid problems
The most common complaints on Trustpilot and the BBB are long phone waits, repairs that drag on for weeks while parts are ordered, claim denials over what counts as a covered breakdown, slow appliance replacements and big renewal price increases. AHS replies to 99% of negative Trustpilot reviews.
- Read the sample agreement for your state on ahs.com before buying, especially the exclusions.
- Ask for the denial reason in writing and use the 7-day second opinion right if you disagree.
- Photograph the problem and get the contractor’s diagnosis in writing.
- Check your renewal notice for price changes and cancel before the renewal date if needed.
- If a dispute stalls, file with your state insurance or consumer protection agency, which regulates service contracts in many states.
Cancellation and refunds
Under the sample homeowner agreement, if you cancel within the first 30 days and haven’t filed a claim, you get a full refund with no fee. If you filed a claim, AHS refunds what you paid minus the cost of the service it provided. After 30 days in the first term, you get a pro rata refund minus the cost of any service and an administrative fee of up to one month’s plan price, or less where state law requires. In a renewal term, the refund is pro rata minus the cost of covered service.
AHS must pay refunds within 45 days or add 10% a month to the amount owed. Disputes go to individual arbitration rather than court, with some state exceptions. State rules vary, so check the agreement for your state.
Who should skip American Home Shield
A plan costs at least $360 a year before service fees. If your appliances and HVAC are newer and still under manufacturer warranty, or you have an emergency fund that could cover a $1,000 to $5,000 repair, you may come out ahead by saving the money instead. A home warranty is not homeowners insurance and does not cover fire, storms or water damage.
