Choice Home Warranty legitimacy and licensing

Choice Home Warranty is a real, operating company. The BBB lists it as in business since May 28, 2009, run from Bedminster, New Jersey. Its contracts are issued by American Global Obligors, Inc. or a state affiliate, and administered by Warranty Administration Services. In California, contracts come from Home Service Club of California. Its contracts say it is a service contract, not insurance or a warranty.

Its record with regulators is the main concern. In June 2015, New Jersey’s Division of Consumer Affairs settled a suit alleging Choice sold "comprehensive" coverage and then denied claims with tactics such as demanding years of maintenance records; Choice paid $779,913.93 and accepted a compliance monitor. On January 23, 2026, an Arizona court entered a judgment requiring Choice to pay $11.8 million and change its sales practices, ending a 2019 Attorney General suit over air conditioners and appliances advertised as covered but not replaced.

So it is legitimate in the sense that it exists and pays some claims, but two states have found its sales and claims practices serious enough to sue.

Choice Home Warranty cost explained

Choice doesn’t publish plan prices. You get a quote online or by phone based on your address, home type and plan, and you can pay monthly or up front; it advertises the first month free with a single payment plan.

On top of the plan price, every claim carries a $100 service feeService fee (trade call fee). The amount you pay each time the company sends a technician. Compare home warranty companies paid to the technician, whether the fix costs $50 or $3,000. Choice says the fee may be lower with some discounts.

What it pays is capped at $3,000 per covered item per 12 months, including access, diagnosis and repair or replacement, with lower caps on some optional items (for example $500 for a well pump) and up to $500 to open walls, floors or roofs. It doesn’t pay for code upgrades, permits, or parts made necessary by newer equipment, such as refrigerant changes. A full central air system replacement can cost more than the cap.

What Choice covers and doesn't

The Basic plan covers heating, electrical, plumbing and stoppages, the water heater, a whirlpool tub, oven and cooktop, dishwasher, built-in microwave, garbage disposal, garage door opener and ceiling and exhaust fans. The Total plan adds air conditioning, the refrigerator and the clothes washer and dryer. Optional add-ons include pool and spa equipment, a well pump, sump pump, central vacuum and limited roof leak repair.

Items must fail from normal wear and tear and be working when coverage starts. The contract excludes known or unknown preexisting conditions, damage from lack of maintenance, items still under a manufacturer’s warranty or recall, window and portable AC units, and many parts such as refrigerant line sets and outside piping. If you dispute a denial, Choice can ask for maintenance records or inspection reports, so keep both.

Choice Home Warranty complaints and how to avoid problems

The BBB lists 9,604 complaints in three years and rates Choice B. Trustpilot shows a much better 3.9 out of 5 from 62,847 reviews, with 19% one star; happy reviews often describe the sign-up call or a quick repair, while unhappy ones describe denied claims and long waits.

The recurring complaints are claims denied as preexisting or for missing maintenance, slow contractor assignment (Choice says acceptance can take more than 48 hours), cash offers below retail when a unit is replaced, and costs the contract doesn’t cover such as permits and code upgrades.

To protect yourself: get the contract for your state before paying, keep a home inspection report and service records, photograph systems when coverage starts, report breakdowns right away, and get every claim decision in writing.

How to cancel Choice Home Warranty

Choice’s agreement lets you cancel at any time for any reason. Within the first 30 days, it refunds what you paid less any service costs it incurred. After 30 days, you get a prorated refund for the unused term, less service costs, plus an administrative fee of up to $50. If Choice paid more on your claims than the refund, you may owe the difference. State rules can change these terms; for example, some states require a full refund within 20 days if you’ve had no service.

Fixed-term plans can renew automatically into a monthly plan at the current rate unless you cancel, so check your renewal notice. Cancel in writing or by phone and keep the confirmation.

Arbitration and the rules that protect you

In most states, Choice’s agreement requires disputes to go to individual binding arbitration through the American Arbitration Association and waives class actions. Some states limit that: in Arizona arbitration must be agreed by both sides, and Wisconsin residents can use small claims court.

Home service contracts are regulated by state insurance or licensing agencies, and your contract lists who to contact. For example, Texas contracts are licensed by the Texas Department of Licensing and Regulation, Oklahoma’s under license 512409500, and Iowa’s by the Iowa Insurance Division. If a claim isn’t resolved, file a complaint with that agency and your state attorney general. Arizona customers who bought by phone from January 1, 2013 to January 1, 2023 may qualify for restitution through the Arizona Attorney General’s website.

Who should look elsewhere

A home warranty rarely pays off for newer homes and appliances, which are often still under manufacturer warranties that Choice excludes anyway. If your main worry is replacing a central air system, compare the per-item cap, since American Home Shield publishes a $5,000 HVAC limit. If you’d rather avoid service fees and denials, put the yearly cost in a savings account for repairs.
