Our verdict

Fidelity National Home Warranty (FNHW) is a long-running, licensed home warranty company owned by Fidelity National Financial, with an A+ BBB rating and accreditation since 2005. It fits buyers and sellers in its service states who want a warranty bundled into escrow, and homeowners who are fine calling for a quote. The tradeoffs: prices are not published, the standard plan leaves out air conditioning and the refrigerator, every repair trade costs a separate non-refundable service fee ($75 in its sample California contract), dollar caps apply to many items, and the contract can only be canceled for a short list of reasons. The BBB lists 622 complaints in three years, so read the contract before you buy.

Fidelity National, step by step

  1. Get a quote by phone

Call 1-800-862-6837. FNHW does not show prices online; real estate agents can also order a plan through escrow.

  2. Choose options

Standard coverage includes plumbing, water heater, heating, electrical and kitchen appliances such as the dishwasher and range. Air conditioning, refrigerator, washer and dryer, pool and spa, septic and roof leak are paid options.

  3. Wait for coverage to start

Buyer coverage starts at close of sale. If you buy directly outside a home sale, coverage starts 30 days after FNHW receives payment.

  4. Request service

File online or call 1-800-308-1420 and pay the Trade Call Fee. FNHW contacts a contractor within 3 hours on business days or 48 hours on weekends and holidays.

  5. Repair, replace or cash

FNHW decides whether to repair or replace and may pay cash instead, generally below retail. Renewals on a 12-month payment plan renew automatically unless you tell FNHW first.

Fidelity National Home Warranty legitimacy and licensing

Yes. FNHW is owned by Fidelity National Financial (NYSE: FNF), the parent of Fidelity National Title and Chicago Title. Its roots go back to 1974, it became Fidelity National Home Warranty in 1998, and it is licensed in California as a home protection company. The BBB rates it A+ and it has been accredited since 2005.

Like most home warranty companies, it draws a lot of complaints: 622 on the BBB in three years, and every one of its 19 Trustpilot reviews is one star. Most are about claim denials, fees and slow repairs, which usually trace back to contract exclusions and limits. Reading the contract before you buy is the best protection.

Fidelity National Home Warranty cost

FNHW does not post plan prices online. Its “Get a quote” buttons lead to a phone number, 1-800-862-6837, and the price depends on your state, home type and the options you add. In a home sale, the plan fee is usually paid at closing through escrow.

On top of the plan price you pay a non-refundable Trade Call Fee for every trade you request, such as one fee for a plumber and another for an appliance technician. FNHW’s sample California contract sets it at $75, and your exact fee is printed on your Declaration of Coverage. The fee is due even if the claim is denied, you cancel after the technician is on the way, or you miss the appointment.

What Fidelity National covers and doesn't

Standard coverage includes the plumbing system and stoppages, toilets, water heater, heating and ductwork, electrical system, garage door opener, ceiling and exhaust fans, smoke detectors, doorbells, dishwasher, range, oven, cooktop, built-in microwave, instant hot water dispenser and trash compactor.

Air conditioning, the kitchen refrigerator, washer and dryer, pool and spa equipment, limited septic and roof leak repair are optional and cost extra. In a home sale you can add options up to 30 days after closing; after that, only at renewal.

The sample contract also excludes code upgrades and permits, damage from storms, floods, pests or power surges, improper earlier repairs, smart and Wi-Fi components, and solar systems. Unknown pre-existing conditions are covered; known ones are not.

What customers say about Fidelity National

Recurring themes across the review sites and complaint records listed above, not individual quotes.

Common praise

  • Quick dispatch for water heaters and plumbing leaks
  • Helpful phone representatives
  • Long-time customers who renew year after year

Common complaints

  • Claim denials based on contract exclusions
  • Slow repairs and contractors who are hard to schedule
  • Paying the service fee when the claim is denied
  • Partial payments or cash offers below replacement cost
  • Poor communication during long repairs

How claims work

Request service online or at 1-800-308-1420. FNHW contacts an independent contractor within 3 hours during business hours, or 48 hours on weekends and holidays, and the contractor calls you to schedule. FNHW decides whether to repair or replace, may use non-original or refurbished parts, and can pay cash instead of doing the work; the contract says cash offers are based on its own cost and are generally less than retail.

Do not hire your own contractor unless FNHW authorizes it in advance, because it will not reimburse work you arrange yourself. Repairs are guaranteed for 30 days on labor and 90 days on parts without another fee.

Canceling and renewing

FNHW’s sample contract says the contract is non-cancellable except for specific reasons, including non-payment, fraud, a seller’s sale that does not close, or mutual agreement. If it is canceled, you get a prorated refund for the unused term minus a $50 administrative fee and any service costs FNHW paid. Cancellation requests must be in writing.

On a 12-month renewal payment plan, the contract renews automatically and you are charged unless you notify FNHW before it expires. If you sell your home, you can call to transfer the remaining coverage to the buyer.

Rules that protect you

Home warranties are regulated by states, not the federal government. In California, the Department of Insurance licenses home protection companies, and FNHW appears on its list as Fidelity National Home Warranty Company. In Texas, residential service companies are regulated by the Texas Real Estate Commission. If a claim dispute goes nowhere with FNHW, file a complaint with your state regulator and the BBB, and keep copies of your contract, Declaration of Coverage, photos and every claim number.

Who should skip Fidelity National

If your biggest worry is air conditioning in a hot state, compare total cost with the A/C option against other companies’ base plans. If your systems and appliances are new and under manufacturer warranty, a warranty may add little. If you want to cancel whenever you like, FNHW’s contract terms will frustrate you. And if you live outside its service states, it is not an option.

Alternatives to Fidelity National

  • A home repair savings fund The free option: setting aside what a warranty would cost each year means no service fees, no claim denials and no coverage caps.
  • First American Home Warranty Another title-company-owned warranty sold through real estate deals, worth comparing if you are buying in California or the West. Read review
  • American Home Shield Better if you live outside FNHW's states or want a company that sells nationwide. Read review
  • Manufacturer or extended warranties If your appliances or HVAC are new, the manufacturer's warranty may already cover the parts that fail most.
